Multi-Family Facilities
Since 1995, members of The Fortus Group have been directly
involved with the ownership, construction and management of
multi-family apartment projects. To date, 17 projects have been
built, owned and managed, with our most recent project beginning
construction in the 1st quarter of 2010. Our current pipeline of
projects slated for 2010/2011 throughout the Midwest include
four (4) new communities consisting of approximately 375 units
and $45 million in development costs.
As The Fortus Group looks into the future of commercial real
estate, we feel there are very strong opportunities for
multi-family projects. Whether it is an existing apartment
acquisition or a site for future development, The Fortus Group
will carefully underwrite and analyze the feasibility and risk
of each opportunity to fit within our business plan and vision.

Recent Multi-Family Transactions
The Preserve at Crossroad’s Apartment Community
96-Units in Waterloo, Iowa
The Preserve at Crossroad’s began construction in early 2010,
with the final construction completion slated for mid 2011. The
first units are expected for lease in the 4th quarter of 2010. There
will be a total of 96 affordable apartment units with a mix of one
(1), two (2) and three (3) bedroom units ranging in size from 743 to
1,240 square feet to meet our resident’s needs.
The Preserve at Crossroads is situated on 10.9 acres at the
intersection of Camelot Drive and Sears Street in Waterloo, Iowa.
This location is a superior choice for high quality and modern
housing. The Preserve at Crossroads is situated in a secluded and
quaint location exceptionally positioned near local services,
including shopping, dining, employment and recreational
opportunities. The site is immediately adjacent (north) to the Super
Target and just steps from the Crossroads Shopping center, the
Covenant Medical Center, Osco Drugs, public transportation all of
which will compliment the daily schedules of the prospective
residences of the community.
